This paper aims to outline the main features of the receptive infrastructure named “albergo diffuso”. “Albergo diffuso” is “a receptive business placed in an historical centre that is distinguished by a lively community, placed in a number of buildings close together, with a sole management that offers hotel services to guests. The subject is considered in a double perspective, both economic and legal. The socio-economic analysis is a fundamental introduction as this new formula is strongly connected to the host place and is characterised by several interferences with the context in which it is performed. This is so true that in an sustainability prospective, this new formula becomes a strategic and innovative tool in a broader development program of the area and of the economic system of the area. Subsequently, once verified the compliance of the new receptive way to the, common, national and local strategic policy of the tourist destination, it has been analysed the evolution of the regional applicable law and, therefore, highlighting the uniformity, the differences and the essential features which point out the main legal characteristics of the albergo diffuso. On the basis of the analysis of the legal definitions, it has been possible to elaborate the legal aspects and point out the critical issues of the discipline paying attention on the performances of the manager in the contractual relationship with its client.
